We hired Shen Shultz after looking at his experience and ability to sell homes in Malibu. The reviews were not wrong.
We sold our home a few months ago thanks to his efforts.
From beginning to end he was always available. He brings a lot knowledge of the market, is kind, respectful and has a great demeanour with buyers as well with sellers.
He manages to attract a lot of viewers which is a plus when selling a home. He helped us get the price we wanted and
When the house was sold he was there through every step of the way.
Overall our experience with Shen was very positive and we highly recommend him to any seller that wants to sell their house.Response from the ownerArray

He was always honest, responsive, thoughtful, and timely in all of our communications. We couldn't imagine navigating the process to buy a home without him and relied heavily on his knowledge and deep expertise. We trusted him fully and are so glad we did, as he made the experience of finding a home as seamless as can be. We can't thank him enough! Q&A

What should I consider when looking at beach homes for sale in Malibu, CA?
Answer from the ownerWhen searching for a beach home in Malibu, it's important to consider factors like your lifestyle, desired proximity to amenities, and of course, your preferred type of beachfront experience. Malibu offers everything from cozy beach cottages perfect for relaxing weekends, to luxurious oceanfront estates designed for entertaining or full-time living. Also, keep in mind specifics like beach access, privacy levels, views, and upkeep involved with oceanfront properties. At Shen Realty, I always encourage clients to think about what truly matters most to them, and I'm here to guide you through finding the perfect Malibu beach home that matches your needs and preferences.
How competitive is the Malibu real estate market right now?
Answer from the ownerThe Malibu real estate market in early 2025 is showing resilience amid challenges, with signs of opportunity for savvy buyers and strategic sellers. While sales have slowed due to road closures and the aftermath of January’s fires, interest, especially in beachfront properties, remains. Mid-range homes between $2M–$10M are still moving. Inventory inland is growing, giving buyers more choices, while reduced beachfront listings hint at long-term value. Homes are taking longer to sell, but those priced smartly are attracting attention. For sellers, it’s not a bad market—it’s a strategic one, where the right approach can still lead to strong results.
Are there any new Beach Homes For Sale Malibu CA that offer oceanfront views and modern amenities?
Answer from the ownerYes, there are currently several stunning listings featuring direct beach access, panoramic ocean views, and contemporary upgrades. Because of the road closure's due to the recent fires, some beaches you would want to consider for this are Latigo Beach, Point Dume, Broad Beach and County Line. Although the homes for sale in Carbon Beach are some of the most sought after in Malibu, right now it is advised to look to northern Malibu if you're seeking an immediate move in.
When looking at where to buy a home in Malibu, what beaches are typically the best to buy a home around?
Answer from the ownerGreat question! There are many great beaches in Malibu so you have a lot of options. However, there are a few that are more notable than others.
Point Dume/Zuma: Point Dume offers many beautiful beaches to access. On the western side you have access to PDS, Westward and Zuma beach. These beaches offer great shore break surf, plenty of sand and volleyball + rock climing recreation. On the eastern side is Big Dume Beach and Little Dume, encloves with some of the best surf in California.
Another famous Malibu beach is Carbon Beach. Probably the most expensive beach to live on in Malibu due to the architectural significance of the homes and its close vicinity to Los Angeles.
Other beaches are Broad Beach, Matador, Paradise Cove and more! If you would like more information feel free to contact us!
Hi I wanted to reach out as Im interested in homes for sale in Malibu Colony or properties for sale on Malibu Carbon Beach. The reason is because I know there are many burnout lots for sale in Malibu right now and I was looking to develop the land.
Answer from the ownerThanks for getting in touch. The city has also quickened the process of getting the debris off and the permit, which might fast track the process of rebuilding. The ones that are more likely to be valuable are the burnout lots with the debris removed, the building plans approved, or the foundation and septic inspections ready. I would be delighted to give you my view on the available selections and assist you through the selection of a lot that matches your plans if you are interested in finding out what is available in the Malibu area. Please reach out to me on what do you need specifically and when you are available for a meeting.
I’m moving from the East Coast later this year and need a Malibu realtor who knows the luxury beach market, especially homes on Carbon Beach, Malibu Colony, and Point Dume. I’ll be house-hunting remotely but I love those neighborhoods!
Answer from the ownerHi, thank you for the inquiry! I’ve sold homes on Carbon Beach, Malibu Colony, and Point Dume for over two decades. If you'd like I can have one of my assistants facetime or send photos of any properties you're interested in. Call or text anytime and I’ll start lining up options for you!

Hi, I'm looking for real estate listings in Malibu and I was wondering where I could potentially find things that we're not listed on the typical websites? I'm specifically looking for homes for sale point dume or even homes for rent malibu as well.
Answer from the ownerWhile most Malibu properties are listed on traditional real estate websites, there are often unique opportunities in this market that don't make it to the public listings. As a specialized realtor deeply familiar with Malibu, I often know upcoming listings and exclusive, off-market "pocket listings" that can be perfect for clients seeking something specific, like a home in Point Dume or a luxury rental in Malibu. If you're interested in discovering more about these exclusive options, I'd be delighted to assist and help you find the ideal property!
I wanted to find malibu real estate but I'm curious on where to start? There's so many options and neighborhoods to choose from.

I've been living in Malibu my whole life so I know there are a lot of options. A good starting point is figuring out what’s most important to you—whether it’s ocean views, privacy, or easy access to local hotspots. Malibu has options to fit all kinds of lifestyles. Working with a knowledgeable local agent like myself, I would be happy to help you narrow down the choices and find a property that truly feels like home!
